If at first, you don't succeed, try, try and try again. In this market, we are seeing some buyers get some cold feet and do some crazy things. Unfortunately, it does happen.

There's a situation that a couple of weeks ago we put a home on the market, and we did everything. We cleaned it up. We used Compass Concierge. We changed some light fixtures. We do what we do to get you top dollar in today's market. We did a lot of open houses, three open houses. We got multiple offers and we vetted our buyers the best that we possibly could. We did a short contingency period and luckily we did. And let me tell you why. This buyer did a lot of inspections and then came in and asked for $180,000 off the price. Ridiculous. Why? Because he thought he could get a big price reduction and we needed to sell. Unfortunately, there was nothing wrong with the house that justified that at all.

So my seller and I talked, we decided bye-bye buyer and luckily we had them protected. We had only a seven-day contingency so that we could go back on the market. Went back to the other buyers, and the other buyers decided to move on. So we went back on the market, did our open houses, got multiple offers again, and we got them in escrow.

Bottom Line

So in this market who you work with does matter. It's a changing market. Seeing some, maybe not as usual things that we saw in the last couple of years because buyers are getting a few cold feet, but no reason at all. Honestly, it's a great market to buy. It's a great market to sell. And again, if it doesn't work you try, try and try again.
