Is your first offer your best offer? It's not a cliche. I'm going to tell you, it's a fact, because really, in the first couple weeks, we do the most amount of marketing, and we do the most amount of attention to try to get the active buyers in your home. When a buyer's ready to buy, they normally will write an offer quickly, and they don't want to compete.

I'm going to tell you a story where we were actually representing a buyer, and we started identifying the market shift, and we realized that the seller had slightly overpriced this home. We went in with a very strong offer. We had strong contingencies. My buyer was very well approved, and we wrote an offer slightly below list, 5% below list. We were very strong. Unfortunately, the seller didn't counter us. Unfortunately, the seller felt we had low-balled him when we didn't. Now, 59 days later, that house is still on the market. What a shame, because we moved on. My buyer moved on and went to buy another house. In this market, if you are a seller, and you get a strong offer, I recommend you to negotiate. Have a great day!
