There's a standoff in real estate, according to the National Association of Realtors. The standoff exists between sellers who are comfortable in their homes and they're afraid of moving, who don't know if the inventory is gonna be available, and buyers who have paused their searches. The standoff is not affecting prices. Prices were up 9% in the Conejo Valley in all of 2022.

Look, it's January of 2023. Seasonality is that we come out of the holidays with a bang and we are seeing that. We're definitely seeing buyers out there. We're seeing multiple offers, and open houses are busy, so if you are a seller, it's a great time. In fact, now is a good time to sell your home.

Now I'm gonna give you a little riddle. If there was one salmon, going up the river and a bunch of bears comes out of their pen, how long is that salmon gonna last? So think of it this way, if you have one house and that's your house coming on the market and all the bears, the buyers, come out, how long will that house last?
